The Mayer Building
A privately-owned mixed-use retail building

The challenge
To build a new ground up 2 story building with a basement in two phases allowing for existing tenants in existing structures to remain in place until the first half of the building was made ready for their occupancy. Once the tenant and their business operations were relocated to the completed first phase, we were then able to demolish the remaining existing structures so that the second phase of the new building could continue. The timing required exterior masonry work to be performed during winter months.


The result
- We successfully managed all aspects of the particularly complex set of issues posed
- By tenting and heating the entire building we were able to perform the masonry work required on the exterior throughout the winter months that enabled us to maintain the schedule
- By purchasing and warehousing all the brick and stone elements of the façade for the entire building in advance we ensured that both phases were the same exact color
- All utility connections to the new building were successfully planned and coordinated
- We met the challenge by performing all that was required of us directly and by providing leadership on all the other aspects being provided by others
- All work was successfully performed and inspected according to stringent regulations by the various state and local authorities having jurisdiction
- A successful redevelopment of an existing underutilized commercial property for our client
- After completing the building for the owner, we were hired to fit-up several of the separate tenant spaces to meet the needs of those businesses
