This Morristown, NJ project involved the complete transformation of an outdated commercial property into a modern cannabis dispensary. As the commercial general contractor, our team managed the job from the ground up, starting with the full demolition of an existing single-story garage and office building to clear the site for new construction.
In its place, we built a two-story modern retail building designed to serve as a cannabis dispensary that meets current commercial standards and supports a growing industry. The scope of work included new utility connections along with complete sitework improvements, including grading, drainage, paving, and site access, delivering a finished, move-in-ready space. The result is a functional, contemporary building that strengthens the surrounding commercial corridor in Morristown.

Site and Infrastructure Challenges

Every commercial construction project comes with surprises beneath the surface, and this Morristown, NJ build was no exception. During early sitework, our team encountered contaminated and unsuitable soils, which we addressed quickly and efficiently with the support of specialized consultants and engineering partners. We also identified unforeseen poor conditions in several existing utility connections running under the county roadway, and managed those corrections professionally to keep the project on track. When the new electrical service needed to be brought in from an adjacent property, we used horizontal directional drilling to route it underground, avoiding costly repairs to the existing brick paver parking area. Throughout the process, we proactively suggested plan changes to protect the project budget, and those adjustments were implemented smoothly to the satisfaction of all parties.

Value Engineering and Finishes

Delivering a modern cannabis dispensary on budget meant finding smart savings without compromising quality. Our team value engineered the building envelope finishes, reducing both labor and material costs while still achieving a polished, contemporary look. Those changes also came with a comprehensive warranty for the client, adding long-term peace of mind. We applied the same approach inside, value engineering the interior finishes alongside the project team to lower costs while preserving the high-quality appearance the client wanted. The result was a finished building that met budget goals and exceeded expectations on design.
